How do You help out a family member with bad credit without screwing yourself??

Okay here it is, my Mom was living in property owned by my uncle. The property was a fixer upper, so he wouldnt had a chance renting it out to other than family. She missed payments here and there for rent and soon after the property got foreclosed. She is now looking for an apartment. So the question is how can I help my Mom to get on track without crippling her, Her credit is not in very good shape, and I am a newly wed in no position to take her in. How do You help out a family member with bad credit without screwing yourself??
I'm not sure what kind of help your mom needs but it she's looking to rent somewhere she could start with a private landlord so she could avoid the whole credit check part.

Secondly, I hope she's working. If not she needs to start looking. A McJob is better than zilch. Thirdly, she needs to start saving, even $20/week helps. If she's really in a bind she needs to live in shared accomodations to lower he overall monthly expenses.

Since you're a newlywed (congrats by the way) you can help her with support and a couple a bucks if she's really in a bind. I don't know you're mom's spending habits but don't let her sucker you into anything. Do NOT open any accounts for or with her.

How do You help out a family member with bad credit without screwing yourself??
Frankly, your mom should know better. She already caused your uncles credit score to go to ruin. She obviously doesn't understand the pain she is causing be not getting her life together. She need sserious financial counseling and help with bill management and cutting expenses. She needs to be working probably 2 jobs. Life won't be easy for her, but she put herself in this situation. She'll be able to find an apartment, but it won't be the greatest one out there. She may need help with first and last month of rent or some other security deposit. But I'm sure you understand if you give her a dime you will never see it back.

I certainly hope your mother's mistakes have helped you learn something so you can have a better life.
Never lend money to friends or family period. If you want to give her money, fine, but don't expect to get it back.

What is the best way to get to Taal Volcano from Manila?

I've heard and been reading a lot about the Taal Volcano in Talisay. This sounds like a great adventure to do!

I want to go on the Taal Volcano tour really early in the morning (7am) and was wondering what is the best way to go about doing this? I would need to factor in commuting from Manila and I do not have a car!

First question would be, how do I find transportation from Manila to Taal? Is it possible to rent a car and hire a driver for this early morning adventure? Do you have any recommendations on which car company to hire? How long of a drive is it from Manila to Talisay?

Second question, should I just spend the day at Taal Volcano and drive back the same day or spend the night in Talisay?

Third, I'm thinking off using Taal Lake Yacht Club for the tour to Taal Volcano, they have very good reviews (1,200 peso for Banca Ride) Should I go with this group or try some other group?

Thank you all for your help! I really appreciate it!What is the best way to get to Taal Volcano from Manila?
Right now you cannot travel or go to Taal because of volcanic activity and some sign of eruption. Check this out for the answers to your questions:

Call the Subic Seaplane. They pick you up on the Manila Bay near Rizal Park, and they will fly you there and circle the Volcano a few times. This is definitely the BEST way to do that trip.

How do I get a blue laundry detergent stain out of my cream colored carpet??

Help! My laundry detergent leaked and I now have a big blue stain on my cream colored carpet. What do I need to do to remove it? It has sat for a while because everytime I tried to clean it, it would suds up and I couldn't do anything with it. Replacing it is not an option because I rent an apartment. My parents own a little steamer, would that help? Any help would be greatly appreciated. How do I get a blue laundry detergent stain out of my cream colored carpet??
Just keep rinsing it. Yes, suds will appear, it is soap that is what it does. Just keep blotting it with water and suck up the water with a wet-dry vac. If you steam it, it will still create suds. How do I get a blue laundry detergent stain out of my cream colored carpet??
Also helpful once the suds are gone I would try peroxide.

  • How and where can I get help finding a mortgage with bad credit?

I have pretty bad credit from when Is was a kid now I need to stop paying rent and start paying a mortage. If anyone knows where I can find help please let me know. How and where can I get help finding a mortgage with bad credit?
I don't want to sound like a downer, BUT.....with bad credit, you WILL get charged a much higher rate than people with good credit. Which add up to years of extra payments and money. And the housing market and econmy are VERY bad right now. Think this through. Been there done that. And wish I hadn't!How and where can I get help finding a mortgage with bad credit?
NO, you've got the cart before the horse.

What you need to do now is keep paying rent and correcting your bad credit. Live within your means. You need to pay every bill on time, pay more than the minimums on each credit card, stop using credit, reduce number of credit cards you have, reduce number of credit cards with balances. Credit problems from when you were a kid would not continue to be a problem unless you are continuing to make poor choices. Repair your credit by taking above steps. In 6 months, your credit will be better, in 1 year, it will be good.

Save for a down payment for the home you want to buy. The days of no down payment and mortgages for those with bad credit are GONE, haven't you heard endlessly about the mortgage crisis and housing bust? You can do it! But wanting and whining aren't going to get you there nowadays. And there are LOTS of scammers out there, so beware! Take responsibility for yourself and your actions and follow a plan.
What is your credit score? What is on there bringing it down? What state are you in? You can email me at cdowling@alliedhomenet.com for a quicker response and help.

How do I get my cat to quit Harrassing me at night?

My cat is coming into my bedroom and scratching on my closet door. I know he wants me to get up and play with him, but I have to get some sleep so I can work to pay the rent in my apartment. Any Help? How do I get my cat to quit Harrassing me at night?
Have a very energetic play session each night just before you go to bed to get kitty tuckered out.

Get some toys that kitty really likes and leave them out in some other room than your bedroom.

An early morning play session might give kitty something to look forward to, but that might also give kitty a reason to wake you up really early...

My Scamper is a Play All The Time kitty. We have a play session before I go to bed and again when I first get up, and he leaves me in peace at night. Well, at least most of the night. He still thinks night is over at the first hint of light, but since I only get up after dawn for a few months a year, it's tolerable.

If you really can't get something worked out, consider getting kitty a playmate. How do I get my cat to quit Harrassing me at night?
    get rid of it! hehehe...
close him in a closet at night with his food and bed!
I have three sweet cats that become monsters by night. Closing the door doesn't work, because they beat on it all night. So, I purchased two baby gates at Wal-Mart (about $9 each) and put them up in the hallway in front of my door. Since I have been doing this, they have not given me any problems. It is a better solution than limiting the amount of space they have at night.
We have a cat and oh boy....same problem but we thought and thought and thought REAL REAL HARD. FINALLY came up with a solution --- CLOSE THE DOOR AT NIGHT SO THE CAT CAN'T GET IN
when he starts to scratch on the closet door shoot him w/ a water gun. but dont let him see you do it, you dont want him to think you are being cruel. eventually he will start to think ';everytime i scratch this door, i get splashed!'; and he'll stop. i did it to my cat to stop him from jumping on the kitchen counters and i worked!
I have one cat that goes under the bed ans scratches it to get our attention. since the only time he scratches under the bed is when at least one of us is in it. we got a large dog crate and a small litterbox and will put him in there at night with some water and some toys.
I make sure to give my cat plenty of attention before I go to bed (I try not to get her all crazy, I just want her to feel like we give her enough attention) - and make sure to tell her GOOD NIGHT. I also close my bedroom door. If she starts scratching, I get up and put her in the bathroom with her food and water. She's usually happy to sleep in the sink until the morning... and I let her out first thing so she isn't stuck in there all the time.
I live in a very small apartment that has no bedroom door. I also have two cats (one is still a kitten) that like to wake me up usually around 5 in the morning. You can try keeping him awake longer during the day, play with him and keep him active, until he gets used to your sleeping schedule. I also have kennel trained them so when they are driving me crazy I can put them in a kennel until I am ready to get up. They are pretty good during the week but really don't like letting me sleep in on the weekends. The kennel works for me.
put the cat in a cage.
My cat used to scratch the door at 3AM to be let out. Finally I threw him in the pool and he never did it again. Short of that maybe put him in his own room for the night.
My kitten does that. He always wants to sleep on my head, and he tries to make a nest out of my hair, which is really annoying. Some nights though, he's really good, and goes right to sleep. Other nights, he keeps jumping and scratching the bed, in which case I put him out of the bedroom and close the door. I have to get my beauty sleep!!!

My home Im renting is over run with fire ants. They are even in the walls! How can i get rid of them? Help!?

Are there any cheap ways to rid myself of this problem? I dont want to use a ton of chemicals outside as the person i rent from has dogs. Thanks for any replys and have a good day.My home Im renting is over run with fire ants. They are even in the walls! How can i get rid of them? Help!?
Are you sure that they are fire ants? I live in Texas, fire ant capitol of the world...lol...and I haven't heard of ones getting in the wall, unless their mounds are under your house. Anyone from Texas knows that fire ants are one of the hardest to kills pests that can be in your area. Perhaps your landlord should be let in on your problem. A bag of over-and-out, is the best pesticide on the market, and it should be fine with the dogs. However, an old wifes tale of cinnimon is widely used here to keep all ants out of the house. Make a trail of cinn around the base of your home outside. Then a fine line inside all your cabinets. Ants won't cross cinnimon. I have tried this and they really wont cross the cinn. line. Plant some marigolds outside, they are a natural pest control, but I am not sure if they work for ants, but I know they keep alot of pests away.My home Im renting is over run with fire ants. They are even in the walls! How can i get rid of them? Help!?
I just heard this--- Take regular cornmeal, and sprinkle around. The ants eat it but they can't digest it, so they die. They supposedly take it back to their mound, (nest, whatever..) and share it and they al l die.

I don't know what your tenancy agreement says but it could very well be the responsibility of the landlord to get rid of them for you, particularly if you have already taken reasonable precautions. Have a look for yourself to check.

    Roz.
I don't know how the laws are in your state but, since you are currently renting than notify those you rent from. They should have the responsibility to exterminate them. If after repeated attempts and no solution or effort on their part to get rid of them it could lead to you being able to get out of the lease.
We've just built a Florida home, and we've been battling fire ants, too. We also have dogs. So...I go out early morning with granules and a garden hose. I sprinkle just where the hills are and water it in. This method has really cut down the ants and the dogs are doing just fine. A fellow from Bayer Co. talked to us about their products, and we have found those are effective when some cheaper products were a waste of time and money. In the evening, I often do a second circle of the property looking for busy ants. Then I follow them back to their source and sprinkle and water again. I did this April and May, and by June we had remarkably few new mounds starting. Of course, those ants that come in from other properties will have to be eliminated. While this is a situation that can be improved a lot, I have a feeling I'll be 'on guard' against invasions as long as we live in Florida!

';Cockroaches are one of the most efficient and adaptable living organisms on the planet. They are also large and unsightly creatures that are the bane of homeowners around the globe. This guide will walk you through the process of containing and eliminating a cockroach infestation in your home environment.

    1. Cockroach population distribution

Control measures are basically the same for the thousands of different cockroach species, so there is no need to determine which species has infested your home. The main difference lies in population distribution. Inside buildings certain cockroach species will distribute themselves evenly, while others congregate in groups. The first step in roach control is to identify where the roaches are gathering and how many you have.

The easiest and most effective method of monitoring cockroach populations is with traps. You can purchase inexpensive sticky traps at any hardware store or you can make your own. To make your own, gather a quantity of 1-quart mason jars and coat the inside of the rims with petroleum jelly to keep roaches from escaping. Place a piece of white bread inside to attract them and your trap is ready. Place as many traps as you can throughout your environment. In corners, in cabinets, on shelves, underneath furniture, in bathrooms. The idea is to distribute the traps evenly so the numbers of captured roaches can be used to determine what areas they are concentrated in. This will show you where to direct your pest-control efforts.

Let the traps sit out for twenty-four hours and then return to them and record the number of roaches that were captured in each one. Kill captured roaches by filling the jars with hot, soapy water. Reset the traps and move the ones that performed poorly into areas of higher roach concentration. Return in another 24 hours to further pinpoint the areas in which they are gathering. Repeat this step until you have a good idea of where they are hanging out. The more traps you use, the faster you will find them all. Remember that roaches tend to travel along the edges of things rather than out into the open so place the traps accordingly.

    2. Eliminate sources of the cockroach infestation

In this step we will roach-proof all of your food supplies, water supplies and points of entry.

    Roach-proofing food sources

Roaches will eat any available foods, but they prefer carbohydrates. The catch is that they can eat any type of carbohydrate, including those found in glues, bar soaps, and certain plants. Trade in the bar soaps for a liquid variety and apply petroleum jelly around the outside edges of potted plants to keep the roaches out. It is of utmost importance to overhaul your food storage routines as well. Roaches can chew threw paper, cardboard, and brittle plastics so any foods that rely on these things for storage are vulnerable. Purchase a set of glass or plastic containers with tight-fitting lids and immediately transfer anything that comes in bags or boxes into appropriate containers. Make sure the seal on your refrigerator is clean and complete, and keep all refrigerated foods sealed as tightly as the non-refrigerated foods.

It鈥檚 important also to modify your kitchen routines. Immediately wipe down any surface used when preparing food, and sweep the kitchen out every day or two. Clean up spills and periodically clean anywhere that grease or cooking residues collect such as stovetops and inside ovens. Store organic wastes separately in a large, plastic container that seals tightly and either compost it outside or throw it away when you take out the trash. When the container gets soiled, soak it in a mild water-bleach solution for a few hours. Use a trash can that has a tightly sealing lid to deny roaches access to your refuse, and clean it as soon as it gets dirty. If you have exposed pet dishes, place them in pans of soapy water to create a moat around the food. Watch for crumbs spilled by your pet and don鈥檛 let the moat dry up. At night, plug and dry your sinks to keep roaches from entering from the drains or easily locating water.

    Roach shelters and breeding grounds

Roaches prefer dark, warm and moist areas. This means they are likely to hang out underneath refrigerators, inside electrical equipment and outlets, around stovetops, and near any leaky pipes. Thoroughly move through the areas that traps reveal as being population focal points and seal up all nooks, crannies, and cracks that you find with silicone caulk or an appropriate filler material. Cockroaches can fit into cracks as small as 1/5鈥?so be thorough.

    Roach-proofing methods of entry

Outside of your home roaches will accumulate anywhere there is decaying organic matter. Clean up and clear out dead leaves, overgrown grass and weeds, and any moist areas that collect organic wastes. Pay special attention to overgrowth that is right up against your home.

In apartment buildings, roaches can gain entry to your living space through unprotected vents, ducts and drains. Combat this weakness by removing vents and placing screens behind them. Seal the edges of the screen against the duct opening with silicone caulk and replace the vent. Next, check that all of your windows have undamaged screens. Any small holes you find in a screen can be repaired with a dab of silicone caulk. Doors should have weather stripping applied over any crack that could allow a roach to enter, and drains should be closed up every night before retiring.

    3. Eliminate the current cockroach population

If the previous steps were not efficient enough to diminish the population by themselves, you will likely want to use them in addition to one of the following insecticides. Use chemical insecticides sparingly as roaches can easily become immune to new measures. Instead, start with an insecticidal dust. After implementing one of the following measures, be sure to repeat the trapping exercise you performed in step 1 to understand how the population was effected.

    Insecticidal dusts

Popular insecticidal dusts include Diatomaceous earth and boric acid (Borax). Diatomaceous earth kills roaches by damaging their exoskeletons and then dehydrating them through the wounds. Boric acid works by poisoning them. Of the two, boric acid is the most effective because it does not repel roaches, they do not develop resistance to it, and it will last for as long as it is kept dry. The downside is that it can take up to 10 days to begin working whereas diatomaceous earth begins working immediately after application. When applying dusts, be careful to keep them out of the air.

    Hydramethylnon based bait stations

Insecticidal baits are used to kill roach populations without covering your environment with poison. Use only those baits that come in tamper-proof bait stations and always keep them inaccessible to children and pets. Some varieties of Combat and maxforce roach bait stations use the poison Hydramethylnon which kills roaches within 3 days of consumption. These work well, but the bait can be quickly used up in infested areas, so replace them often at first - especially if you notice roaches living inside of them.

    Avermectin

Avermectin (Avert) is another commonly used poison that is derived from the naturally occurring soil microorganism streptomyces avermitilis. It works exceptionally well but can only be applied by a licensed professional.

    Insect growth regulators (IGR鈥檚)

Insect growth regulators work by impeding the developmental process of an insect. In cockroaches they cause sterility in adults. Adults that were resident before the application will be unaffected and will still be able to reproduce, but if there are no neighboring areas of infestation to replenish non-sterile adults this treatment method should eventually cause your roach population to wither and disappear.

    Carbon dioxide fumigation

Call your local pest control professional to find out if they are equipped for carbon dioxide fumigation. The process involves filling huge plastic bags with roach infested belongings and then suctioning out the air and replacing it with carbon dioxide, killing any roaches inside. This may work well if you are about to move and don鈥檛 want to bring the roaches with you.

    Steam cleaning

Steam can also be used to kill roaches. It can be shot into holes, cracks, and underneath appliances to kill any resident roaches.

    Foggers

Compared to the above methods, foggers are ineffective. They are marketed to people who do not want to expend the effort necessary to intelligently fight their roach infestation and they expose all of the home鈥檚 occupants to whatever poisons are in the treatment. Any cockroaches will likely retreat into their hiding places and wait until the fog dissipates before returning to the open. The dried poison residue that remains on all of your living surfaces will not kill them. Stay away from foggers.';What to do get rid off the cochroach in the apartment?
    I agree with Debra.
Yes, you should complain to your landlord, but he's probably already aware of the problem. To keep them out of your apartment, sprinkle Borax (boric acid) around the baseboards. I've had the unfortunate experience to have been in your situation and the Borax kept my apartment roach-free. You can find Borax at any hardware store.
Ah yes,.. roaches,... well the way I see it,. you have 3 potential options

    1. Traps,.. of course then your spending your own money

    2. In an attempt at psycological warfare, you could catch one and feast on it infront of his peers hoping that it will scare the rest into running away,... orrr

    3. I agree with debra (last post) it should be in the lease agreement, and the land lord should hae to deal with that. If not like debra said, report them, call the city inspector or whatnot for your area
You will need to get the whole place fumigated. The bugs maybe coming from the other tenants. Talk to the landlord about it too.
Just spry a little for it, they dont like the smell and will moved next door.
Don't use spray, that just ticks them off. On top of that, spray can be more toxic to humans than roaches.

Strategically placed roach traps worked for me. I just put them down once and never saw another roach again.

They like warm, moist places, so place one at the foot of the dishwasher, under the refrigerator, and under the kitchen sink. They will completely disappear after about a week or two!
This is easy. Go to the store and buy a container of borac acid powder. This is one of the main ingredients in commercial roach poisons but it is gentle enough to use as an eye wash if prepared properly. Its cheap. Put a little at a time into a baster or something similar and dust behind everything you can that you know roaches are hiding. Leave it down for about a week and vacuum. Reapply as necessary. You will be surprised at the bug bodies you will find. After you notice the population going down just re apply to strategic areas as roach eggs will hatch quickly. What this does is it breaks down the protective coating on the insects shell and it get eaten when the bugs try to clean themselves. I have used this with great success and it is cheaper than most anything else.
Call your landlord, they should come in and take care of the problem.. If they don't report them!
use some oil ...it's very effective and very cheap

    Hello Everybody,

My name is Mrs Symone Roland and i live in the CANADA , life is worth living right now for me and my family and all this is because of one man sent by GOD to help me and my family, i once had a life filled with sorrow because my first daughter needed a kidney transplant and all our savings were going towards her medications and this normally leaves us with no money to pay our bills or even put enough food on our table and our rent was due and no funds to pay these bills and life felt so unfair to me and every night my daughter will cry herself to sleep every night until one day, i was browsing through yahoo answers and i saw a striking advert of a man that gives out personal loans and that the offer is opened to all and i have heard so many things about internet scams but at this point of my life, i was very desperate and ready to take any risk and at the end of the day, i applied for this loan and from one step to another, i got my loan within 48 hours through bank transfer and you know, it was all like a dream and i called Mr Frank Petti who is the GOD sent lender i found and said, i have received my loan and he smiled stating that to GOD be the glory and i was so shocked as i have never ever seen anyone with such a GOD fearing and kind heart and today, i am the happiest Woman on earth because by GOD'S grace, my daughter kidney transplant was successful and today she is healthy and i and my family are living very comfortable and happy and if you are in my former situation or is in serious and legitimate need of a loan, you can reach this GOD sent lender via frank_petti@yahoo.com

places like a food bank also help with more then just food - ck out hopelink and see if they are in your area ...good luck to her and god bless
Maybe if she happens to speak Spanish, just have her to go to the Nearest Government building and tell them what she needs. I'm sure she will get fixed up.
She can try her local church or charity or she can even call her social worker at social services and see if they can help her. Good Luck:)
Get to craigslist, free section, go through it. Usually there are fridges and stoves listed. All your friend will need is someone to help pick them up for her.
Have her/you check out freecycle.org in her area.. You can check your city or surrounding locations... Everything on the site is given away for free.. She/you just need to pick it up... Also, look at local churches, missions, salvation army, goodwill to get other necessities.. Like food and basics.

    good luck....
I live in Pennsylvania, where we have low income housing, they take 15% of what you earn for rent, and provide you with a home based on your needs.

If she is REALLY poor, the low income housing project may even pay HER to live there, and take care of her bills (excluding phone and TV).
go to her or any local church they usualy help tell her call the welfare office and ask who helps with those kinds of things but i know if she goes to a church they will help her even help with bills sometimes.catholic churches help the most.

Thanks for all ur help. What is the cost of living in Singapore? How much salary is a good salary for a couple with a toddler?
Living in a private condo with maid, 2 adults with a toddler, probably cost S$ 8k a month.

It's easy to get a maid, but mostly from Indonesia. What is the cost of living in Singapore? How much salary is a good salary for a couple with a toddler?
Depending on what standard of living you are looking for. For a couple with toddler, a combined income of about $6k will be reasonable if you prepare to rent a hdb 3 rm at $1,800 or lesser if you rent a room for $600 to $800.

However if you are looking at a higher standard of living, you may need at least $10k a month.
This really depends on your expectations and lifestyle. There are options for every kind of budget.

There's some good general advice on relocating to Singapore on the Contact Singapore website:

This covers housing, domestic help, etc.

    good luck^^
Your 1st few questions are very broad, I shall help you with just the last question.

Professional nannies do not come cheap (about $2500/mth). They're mostly employed thru word of mouth and are generally from Malaysia. Maids are mainly employed for dosmestic work but may double as nanny if u're ok with it.

How can I kick my sister out of my apartment?

My sister is 30 years old and lives in my apartment. She has a job but makes very little money, just enough to get by. She works 40 hours but has no education to get a better job. She has lived with me for 5 years now since my father died but pays no rent. She can only afford to pay her car, insurance, and some of the house bills. I don't know how to get her out when she does not have the financial means to get her own apartment. What can I do to help get her out on her own?How can I kick my sister out of my apartment?
Encourage her to move to a town where her 40 hours of paid employment will go further than it is now.

I find it hard to believe that she has not gotten a cost of living raise or that after 5 years her car is not paid off.

I think she is spending her money elsewhere and you are getting stuck with supporting her.

It's called tough love - not easy, but don't you deserve a chance at using your money for you?How can I kick my sister out of my apartment?
I hate to put you on a guilt trip, My wife and I have a 33 son who we threw out 10 years hoping it would wake him up, it didn't, we still support him. I also know 2 woman who had younger sisters they had to support but they finally gave up. The 2 younger sisters killed themselves . I could never live with myself if that happened to our son. There's really no good answers. Good Luck.
If you want to ';kick her out'; the mean way, you'll have to do like landlords do and go to court to get an eviction notice. Even if she pays no rent she has claimed residency there and you can't just decide one day to toss her.

It sounds like she needs to get some public assistance for housing and other things, like food stamps. There are places in your area that can help her find affordable housing or help her obtain Section VIII that helps pay the rent based on income.

    Good luck!
let her know she has 30 days to vacate and save and get out otherwise in september ur filing eviction papers to have her removed. give her a couple of weeks to save up. just keep buggin her so she gets sick of your nagging and finally leaves. shes 30 she needs to grow up and pay her own way like everyone else.
why not have her help pay rent?

    or

you can serve her with a 30 day notice to vacate.

    or

you can help her save money to move out...but you will probably continue to help her as time goes by.

    good luck
have her look into getting a second job....why does she NOT pay rent..is she on the lease...where else is her money going...u have to look at the big picture b4 u just send her packin....there are laws and things and just kicking her out may back fire..look at ALL your options and try to talk to her...is she trying to mooch off of you...are you scared to say something...it might be tough but u have to try or u will be miserable and broke...why do you want to kick her out...so many questions...and if she dont have money now how will she have it to get an apt..maybe she will have to get a second job then save and move out....its alot to think about but if it bothers you then you got things you need to take care of..
what is she spending money on that she can't afford any rent? that should be the first bill she pays. Does she have credit card debt? Does she go out partying every weekend? DOes she spend money on cigarettes? If yes, lay down the law - give her 6 months to start paying fair rent or she has to leave and find another roommate. Tell her to get a second job if necessary.
I not trying to judge but, something isnt adding up here. Working 40 hours a week at minimun wage should give her enough money to pay you something. Anyway, if you have an apartment in your name and she is just living with you with no kind of agreement, it will be considered month to month. In the state that I live in, we are required to give a 2 week written notice. Check what your state requires. If what you are telling is the truth, again im not here to judge, Bring it up to her, work it out and give her a chance to start paying you. All in all though, I know how it is to live with horrible room mates and life can get really bad, sometimes for your own sake it is better to get rid of them
Tell her she will have to pay some rent. You should not have to support your sister. She should be willing to get a second job to cover her expenses.

Upstairs neighbors stomping on purpose! Help!?

My upstairs neighbors are driving me nuts. I have been living in this hellhole for the last 2 years. I am working on moving out, but financially it is not possible now. I work a overnight shift, so I sleep in the day. These suckers upstairs are day laborers and barely work and never leave the apartment. If they do leave it is a constant running up and down the steps and back again. Currently as I am typing, they are stomping. If I had a car, I would sleep in it just to get away from these fools. They blast music, stomp, walk in steel boots, drop heavy stuff on the floor and liter my porch with cigarette butts and beer cans. Constantly yell and scream in foreign languages. They bring there friends over from down the street and party every damn night. I complained to the landlord and manager several times, but it does no good. They only care about rent checks. Now the noise has gotten worse. A few minutes ago, someone up there was doing jumping jacks over my bedroom. I hate these people and they are ruining my peace. I am tired of hitting the ceiling with my broom. My apartment is small and they occupy the whole top floor. I go into the kitchen, they slam cabinets, I go into the bathroom and as soon as I run the water or flush the toilet, I hear them run in and start thumping. I turn on my tv and they will proceed to stomp over the spot. I am tired of this bs. I have no money to move, landlord refuses to do anything and the manager kisses their ***. It is a 4 bedroom upstairs and they pay $1300 per month. I only have a studio apartment and pay much less obviously. I was told they were moving out to get a house, but changed their mind. If they like to make noise, why the hell would you live in a apartment? How convenient. They can stomp over my head every day and there is nothing I can do. How can people be so rude. Please don't say call the cops because they don't care either.Upstairs neighbors stomping on purpose! Help!?
Oh Boy! You have no idea how much your question hit home with the situation that I USED to be in with my upstairs neighbor. I too slid a note underneath his door. I tried speaking to him face-to-face. It wasn't until I sent a certified letter to the Landlord and cc:d the a**hole on it that he realized how serious I was. Finally, the Landlord contacted him immediately about his excessive noise and thank God it stopped. If your Landlord refuses to help you, you can take matters into your own hands and take these people to court OR you can live with the noise.Upstairs neighbors stomping on purpose! Help!?
Your problem is one of etiquette, but not your own. Unfortunately, unless you want it to get worse, you shouldn't say anything further to them. The landlord should take care of the problem. If he won't, well then I would say you should call the police and let them explain to your neighbors and landlord about noise ordinances.
If you've talked to your landlord, more than once, and have not gotten favorable results, then it's time to talk to a lawyer. Doing so may make it better for someone who moves in after you move out.
Throw eggs at their windows. Hit the ceiling harder with a broom! Tell the landlord! Do EVERYTHING you can to make it hell for them too. If that doesnt work, then just get out of there.
    kick some ***...tell ur landlord
If you can't call the cops, can't complain to your landlord and can't move out, you're screwed. You have to do one of the three. Honestly,

in your place I would continue calling the cops every time they have friends over and I would contact my representative on the City Council to ask for advice.

Move out as soon as possible and pray you never have neighbors like that again!
I had the same problem, when i confronted my neighbors about the stomping and excessively loud radio it only got worse!!!

My landlord said there was nothing they could do...I eventually just waited out the 3 months of my lease and moved out!

I never lived in a downstairs apartment again!!
Wow i can understand why you're so frustrated. They sound really impossible, insufferable people.

If I was you, I would start getting my own back. They know that by winding you up, (something they seem to enjoy), they are causing you to react, and you're letting them know it's annoying you by hitting the ceiling with a broom, thus causing them to carry on annoying you further, because they like it.

Instead of reacting, give them a huge taste of their own medicine. Play your favourite CD's really loud at random hours of the day. Scoop up all the cigarette butts and beer cans and put them on their porch or near their door. Turn up your TV loud, sing, slam doors - whatever, just make sure you're making just as much noise as they are. However, it can be hard to be rude and inconsiderate if you're a nice person, which you sound like you are, but just remember how annoying they are to you.

Second option: Don't retaliate whatsoever. But, get a video camera or your phone recorder or whatever, and record evidence of them making excessive noise, and if possible, try and film them. Take pictures of the cigarette butts and beer cans, and anything else they've done. If you get evicted for an unfair reason concerning your neighbours, or you manage to find cops that actually care, it'll be really helpful, and evidence means it won't just be your word against theirs. Good luck.

How can my son get out of his apartment lease?

We live in Texas, and my son moved in with a friend of his, and his friend's mom two years ago. They (not my son) are always late in paying rent, utilities, ect. Their electricity is turned off every month because of this. His friend is lazy and won't get a job, and my son just signed another 14 month lease. My son and his brother (my other son) are planning to rent an apt together somewhere else, but need to get out of this lease first. Are there any loopholes or something that can help him?How can my son get out of his apartment lease?
wow. Please tell me why the son signed

    another lease?

And yes, he has two options available to him

and he can use them both, rather than

    a or b only--

a; Son needs to immediately sue the non-payment tenant roommate. There is no friendship lost.

    b. Have you son find a new roommate

    that will sign a new type of lease;

in this case, YOUR son is the landlord.

YOUR son can get any prospective

tenant who will accept it--the tenant's boss

to pay the rent direct to him thus creating

a SANDWICH lease. YOUR son is the

landlord during the length of time HIS

lease exists with the real landlord.

YOU can also check his lease to see if there is an ';available early exit

lease payment option.'; I am guessing there

    is not.

if you wish further help, I am an

expert in landlord tenant law.How can my son get out of his apartment lease?
Did someone drop your son on his head, causing him to lose consciousness, while he was signing that 14 month lease ? What on earth was he thinking, signing such an extension with the conditions you are describing ?

Unless the landlord allows him to exit the lease, he's stuck for another fourteen months. Something isn't really adding up here. Why did the landlord offer a lease extension if these other folks are as bad as you claim they are ?
he signed another lease - I assume he likes it there.

However, I'm betting that he is just lazy himself - WHY, because I'm guessing that Mom does everything for him.

Cut the string and let the kid move on with his life.
It depends on the landlord..Sometimes they are cool, and let you out of the lease if you can find someone to take your place and sign a new lease. So basically you have to do their job and fill the apt..
Have him talk to the landlord/apt manager. A lot of times they will allow someone to be removed from the lease if they know that the remaining tenants can pay the rent on their own.

My mother n law is coming help?

My ex mom in law is coming from overseas . My ex and I live about 1 hour travel distance apart .

He has a 1 bedroom apartment and I live with my mom . I work part time and have the kids with me .

My ex mom n law wants to stay with me . My mom is retired and said NO she needs to stay with her son as we are both on lower incomes and my mom is NOT interested in having my ex mom here except to drop in for a visit .

My ex mom n law is angry she can not stay here and my ex keeps trying to put pressure on my mom and I which I am resenting .

My ex mom wants to spend quality time walking the kids to school etc I told my ex she could book a hotel we only have a few hotels close by and they are pricey....... my mom n law can afford it quite well as she plans to stay in a 5 star hotel before she leaves indulging her self .

I have told my mom n law no and she asked if she could offer my mom some money my mom said NO .

My mom n law asked for the names of friends of ours who live locally or prehaps my other relatives if she could call and ask them if she could stay and she would pay half the hotel price.

My mom n law cant get it through her head and is angry my mom wont let her stay .my mom allows my ex husband to come and stay weekends to visit the kids so I dont have travel 1 hour plus.

What can I do I can not afford to rent a place for my ex mom n law but told her she could rent a holiday house for the month in the area we live and we would come and stay . she said she cant afford it but we all know she can she doesnt want to pay when she can stay somewhere for free .

Any ideas how to diffuse this situation . Last discussion was my ex mom in law was told by my ex to stay with him the whole time she is visiting and i would bring the kids to visit and take them out of school a extra day here and there while she is here.

both children are young and dont like to stay over night with dad which is why he comes here . I am going through alot so my kids can spend time with their Nana and Dad .My mother n law is coming help?
If the home where you stay with your kids belongs to your mom. And she has said 'no' to your ex-mother-in-law. Then there is nothing you can do about it. Because it's not your decision. It's your mother's. And she has already decided.

According to family law, only the parents have parental and visitation rights. And grandparents don't have any such rights at all. Which means that your ex-mother-in-law is in no position to demand visitation of the kids on her own terms. If you have full custody of the kids. Then you have the final say whether she even gets to see the kids or not.

It's best to keep peace in the family for the sake of the kids and everyone else. But you can't please everyone, when people disagree. You just need to remember that your ultimate responsibility is the welfare of your kids and not the pleasure of your ex-mother-in-law. And you need to make sure that whatever happens, your kids don't get hurt by arguments and conflicts in your family. My mother n law is coming help?
Your mother doesn't want this woman staying in her home and I think she is right . You have done and said all you can to help your ex mom in-law...so leave it at that. If she wants to see her grand children and spend time with them...then nothing would stop her but sadly it appears she whats to see them on her terms. Stick to your guns and tell your ex he will have to accept it or lump it. This woman is unbelievable in her attitude and your ex is wrong to expect your mom to have her stay in her home. Your ex and his mother seem to like getting their own way !

  • How much does it typically cost to get out of a lease?

I just started college and I'm renting an apartment with some people. However, I hate the college I'm at (wasn't the one I wanted to go to) and I hate the people I live with, so I plan on transferring in the spring.

However, I signed a lease with the apartment complex saying I would stay and pay rent for both semesters. How much will it probably cost to get out of the lease? The rent is $350 a month, Im not sure if that helps at all.How much does it typically cost to get out of a lease?
Read the lease terms. It's usually paying the rent that you would have paid had you stayed there--$350 a month X _____ months and not getting the security deposit back. If the place can be rented right away, you might only lose your security deposit. Read the lease. How much does it typically cost to get out of a lease?
I just got out of a year lease with out a dime, but I bought a condo

and they were able to find someone to rent it as i gave a 60 day notice

if you have MANGO, on site, just go in and tell them exactly what you said here, ask them if you find someone to replace you one the lease would they let you out of it, and ask your hated room mates if they know anyone that would like to take your place on the lease sure at that age they have friends they would like to live with

also if your management says yes you could also advertise on crackliest

and post it on the board / and online at school

if you are honest and NICE to the management and tell them asap

I don't think you will have any problems,
Good grief, what difference does it make on what answer you get from Yahoo Answers, we're not your landlord and we did not write up your lease?

What does your lease say in the terms and conditions?

Somewhere between $0 and $350 x the number of months left on it!

You'll have to talk with your landlord! I would suggest that you don't wait until the last minute!

    %26gt;';I hate the college I'm at (wasn't the one I wanted to go to) and I hate the people I live with, so I plan on transferring in the spring.';

Was someone holding a gun to your head?
You will end up paying for the entire term of your lease. It's next to impossible to rent an apartment at a college after one semester. If YOU can find a replacement tenant for yourself, you stand a chance. Otherwise, you will pay for the term of the lease.
You loose your security deposit and any other money you put up-front

( First/last payment) and there usually is a fee for breaking the lease without good reason.
You pay the entire second semester or find another student to take your place. Read you lease, the terms should all be laid out

How to handle a girlfriend that lives with you and refuses to help pay rent or clean?

My girlfriend of 3 years has lived with me for the last year or so. She has barely helped me pay the bills over this time. Now she refuses to help pay bills entirely because she claims I said she could live here rent free. She also claims to never have money yet she is constantly shopping. The second dillemma is that our house is filthy. I clean up as much as I can between my classes. She recently lost her job and instead of helping out around the house she manages her time buy driving around, shopping, hanging out with friends, and making excuses. I know that from my words you might think I hate this girl but I truly don't. I love her, I'm just getting more and more confused as to what her motives are for being with me. She moved out of her parents house to move in with me...maybe she still has that teenage frame of mind where money grows on trees and everything is handed to you on a silver platter. In any event I need unbiased advice and quick. My bank account is draining fast! How to handle a girlfriend that lives with you and refuses to help pay rent or clean?
Kick her out and dump her. She is an inconsiderate leech. How to handle a girlfriend that lives with you and refuses to help pay rent or clean?
What a slob! Not only are you paying for everything, she doesn't want to clean? That is nonsense, especially since she is not working.

I think you should kick her out. She seems very insensitive and like she is only using you.
I think you're right about her frame of mind being teenage. She's depending on you. Do you really want that kind of responsibility being a college student (assumably due to the classes you're attending)? Tell her to grow up and assume some responsibility around the house, or she can move out. Tell her that you still love her and want to be in a relationship with her, but her lifestyle is becoming a strain on your budget, and if she's in it for you and not your bank account, then she'll be accepting of it and willing to help.
    1. Your the MAN of the house and men are supposed to support the women.

    2. You offered to let her live with you for FREE in the first place.

    3. You'd be paying the same bills anyway even if you lived alone.

    4. If she's too sorry to clean up after herself and keep the house clean, then you need to decide if you want to live with that for the rest of your life and have someone that's that nasty and lazy.

    5. She's obviously got money to burn so she's out wasting it on shopping and gas to drive around so...

    6. She's obviously too young to know what life is about so you need to stop robbing the cradle and get a real woman.
You should tell her that she needs to help out or else you will have to kick her off your house.
Tell her first that you love her and you want to make this relationship work. then tell her that she needs to be more responsible by looking for a job, maintain the job, and supporting her fiancees. Tell her that she is no more with her parents and she has to earn her own money and spending that money wisely.Tell her your problem with the bills and that your bank account is draining up at a fast rate if she does not help.Tell her that life is not all ways on a silver platter and there area lot of hardship. Tell her that you are happy to help her in every way but she must start helping herself in life. Tell her that you like the house to be clean and it should be clean all the time. Tell her if she does not change, find and maintain a job, help to pay the bill, and help to clean the house then ask her to go home to her parents and it's over(just to make her scared)

Good Luck and e-mail me to find out more if you want or read all the answers
Ok, so you need to lay down the law. I am not telling you to be mean either, I just mean that you really really need to take charge of this situation before it gets more out of hand.

To me she thinks that everything should be handed to her, make sure that she is well aware that she either needs to start doing stuff around the house and get a job or she has to find another place to live. Make sure she knows that when moving out with you she took on responsibility and it turned out that now you are burdened with HER responsibilities while she is not taking care of them. Make sure she knows this is unacceptable.

I am 21 I have lived with my bf for almost two years. I lost my job recently. But when he comes home the house is spotless, dinner is on the table, and I also do things like bake for him as well.... and it was the same when I was working full time... I DO the housework... I believe that its only right that I contribute in one way or another... and it should be the same with her
    Kick her out.

    Your bills will go down.

If she refuses, make it a legal case.
tell her tht u never mentioned that she could live with you rent free..Also ask her why is she even living there if she dosent do anything in the house. she dosnet listen, just kick her out and break up with her..tht otta teach her a lesson.
Well this doesn't sound like a person you would want o marry or continue to be in a long term relationship with. What redeeming quality does she display. I hope the sex is good because otherwise i would show her to the door with her belongings and change the locks.
Wow you must love her... Looks like she may be taking advantage of you... Be open and honest with her... Let her know that you need her support right now, that it would be really helpful if she could help around the house, and with the bills... I hope this helps... Good Luck!!!
Life is hard on your own, but even harder when you are flipping someone elses tab. I lived like this for years and finally had to let the relationship go. Its just not fair for you to have to pay her way when she isn't even trying to help. What is she running around and shopping with? Your money? Its just not fair. If she returns to work the bills should be split down the middle, like rent, utilities, food, household products, etc..,You will have to make a decision. Is she worth it? and can your income keep up with her? I believe that if one person works outside the home and the other doesn't, the one at home could at least have some of the house chores caught up...I hope it works out for you...I've been in your shoes and its not easy..
oh no no nooooooooo! What you do is on your next off day, give the place a good cleaning. Then change the locks. Hopefully this girl is not on your lease. When she tries to bang or beat the door in, politely tell her, if you want to come in you need to pay your way to stay! If she doesn't want to,learn your lesson and move on. Don't fall prey to stuck up daddy's girls. They need to learn the value of a dollar just like everybody else. Put her out of your house. You can do bad by yourself. You don't need help. Don't feel pity. You worked hard for the money that's in your bank, hopefully, don't let some spoiled vally girl drain you!
Sit her down and have a lond chat about this with her. If she is going to live like a housewife, she needs to start acting like one.. Cleaning house, paying bills, and etc..... Let her know how you feel..

    Legal help with landlord?

I found out from a listing in my local newspaper that the house im renting is in foreclosure and scheduled for auction May 4, 2010. I have tried to contact the landlord/property manager, with no success. I was able to confront my landlord face to face about the listing and the fact that the bank who holds the loan said that their policies dealing with foreclosure properties are ';24 hours notice to vacate';. I was then told by my landlord the bank had made a mistake and everything was corrected, the house was not in foreclosure, and she would try to have someone contact me to provide proof regarding the situation. The landlord-tenant association told me to send a certified letter stating that I am breaking my lease (which i still have 18 months of, not to mention the equivalent of 3 months rent fee for breaking the lease) to my landlord, the reasons why, and to pay a prorated amount of rent from the current due date to May 4th. I also had an attorney tell me to do the same things. The county told me I have approximately 40 days from the date of auction to vacate. Another attorney told me to send a certified letter stating that ';i intend to pay rent upon proof of property not being in foreclosure';-except i cannot pay rent, if the landlord actually did get screwed. i decided to be responsible (i have 3 kids and 3 dogs) and make sure that no one could show up at my door and tell me i had to leave, and not be prepared. i rented a storage unit, a uhaul and signed a lease with another landlord. I can pay the prorated amount, but because of having to put down another deposit on another house, i cannot pay the full months rent for the house im currently in. After all this rambling/explanation, how would i state the letters to make sure that what i say is legal, correct and current with todays laws. ugh, advice would be great too.Legal help with landlord?
Since you have already spoken to attorneys (and I assume they were ones familiar with landlord-tenant problems), ask one of them for the wording of the letter.Legal help with landlord?
Wow. It sounds like you did a lot of things that complicate this instead of make it easier. Though I appreciate you've got 3 kids and you need to be prepared to care for them, I would think that getting answers before action would have been the more prudent course.

Ok, I'm done flogging you for rash decisions. You have a lease with 18 months left, possibly a deposit, and your landlord facing foreclosure. You now have a second lease with a different landlord. You can't pay both, though you may be legally obligated to do so (not to mention a 3 month breakage fee).

Let's deal with the easy one first - your new lease. You have to pay it. You signed a written agreement where your new landlord made their property available to you and you agreed to pay for that privilege.

Tougher one is the old lease:

    a. No foreclosure has happened (though you saw in the paper that it might, it never happened). If it did, the bank would be the new owner. If they had delivered you a 24 hour notice to vacate, dollars to donuts that you could have fought it in landlord/tenant court (laws tend to be VERY tenant friendly).

    b. Let's say the bank had foreclosed and you fought eviction in court and the bank nonetheless sold the property at auction. Then you were delivered a 40 day eviction notice. I'd still say you would have done very well in landlord/tenant court. After all, you have a written lease, have paid all rents on time (right?).

    c. Each of (a) and (b) are immaterial to you because you opted to move out, stop paying rent and sign a new lease with somebody else. Now you have a situation where the bank has not foreclosed, your old landlord has kept the property and is probably very angry about losing his rental income. You can be sued for those rents that are owed to him.

All of that said - and here's the part where I'm trying to be helpful - I'd take my chances with old landlord. Pay the prorated rent. Send a letter stating that (i) you saw the notice of foreclosure and public auction, (ii) you communicated with his lender, who said they would evict you, and (iii) you had no comfort that you would receive the benefit of your bargain - that is, the use and enjoyment of the leased property. Therefore, you consider it a default under the lease (whether there is a specific default in the lease related to landlord's lender's foreclosure or not) and you are terminating the lease. Assuming you gave your old landlord a deposit, I would ask for it back. (That deposit may be a negotiating point later - he might accept your termination if you give him the deposit. Since you're on shaky legal ground, that should be something you should consider).

    Best of luck!

In your opinion, how much rent should I charge someone? Please read on...?

I'm about ready to move, hopefully to a 3 bedroom house. My sister has been living off of me for years %26amp; this has got to stop. She has nowhere else to go %26amp; no job right now. Everyone is telling me to throw her out. But I have a good heart %26amp; don't want to see my sister homeless. Some have suggested that I make her get a job %26amp; make her pay rent or else tell her she's got to go. It's not fair for me to pay everything. So lets say this is a summary of the bills. Rent--$600, cable %26amp; phone--$150, water--$55, Yard mowing--$80, groceries %26amp; househould items--@$400 (this is all per month). If she gets her own bedroom %26amp; enjoys all of these things, how much rent should I make her pay me? She's also brought up how she can only get minimum wage jobs, so if she does get a job %26amp; helps w/bills, that she shouldn't have to pay much cuz she wont make as much. What do you think? (when she does have money, she tends to like to buy drugs with it). All opinions are appreciated. ThanksIn your opinion, how much rent should I charge someone? Please read on...?
I think that I would start out by making your sister pay $200 a month rent. That may not sound like a lot, but to her it will feel like a lot especially if she has a minimum wage job. And she knows she would not be able to find anything cheaper so hopefully she will do what it takes to pay you that each month. Now in general, if you had a non-family member roommate, I would say make her pay half the rent and share the utilities as well. But in your sister's case, until she gets back on her feet and isn't stuggling too much, if you make her pay a larger amount, she probably would not even do it because she would say she was broke every month knowing she could never pay half of everything. That's just my opinion, so I hope that helped! In your opinion, how much rent should I charge someone? Please read on...?
    Whoa - you lost me at ';she tends to buy drugs with it.';

Throw this woman out. Drug addicts bring lots of trouble into a home. You don't need that. Move. Don't give her the key. Heck, don't give her the address.

Girl, she's playing you. Look at what you wrote. She's playing you with emotional arguments that you seem to be buying into hook, line, and sinker. Bottom line: you've got a druggie whose habit your feeding by letting her live off of you while she goes and feeds her habit. I'm sorry you cannot see this. She's got you thinking you're a good soul who ';owes'; her a place to live, food, etc., because you are her sister. But you're thinking like a rational person. She's thinking like a drug addict. For her, it's all about manipulating you for what she wants.

Offer to get her into a treatment program that offers job training. Research. Find a goverment program. Help her get into it. But do not allow this woman to invade your home and take advantage of you any longer.
Well, buyinh drugs definitely won't help. She needs to take care of that first. There's nothing wrong with weed or shrooms, but if its something like crack, you have a problem. The main problem is, rents and everything are high. I would make her pay for food at least, because honestly its not costing you anything to let her live there. Other than what she eats, i wouldn't worry about rent, if you can't get any.
she should pay half of everything if its just you two and if she cannot afford it she needs 2 get a 2nd job or find other living accomodations you do not have 2 support her she is an adult
If you're willing to take part of the fall when (not if, when) she gets caught with her drugs, then keep her in the house and I'll answer from there. Since the rent is going to be paid no matter what, I wouldn't charge her for that. However, food, cable/phone, water, and mowing should all be split 50/50 unless she's the primary consumer of one of those amenities. If she uses the phone to make a ton of phone calls every month and raises your bill, then split it according to the percentage of each phone bill is her phone calls. It's difficult, but quite fair. But if it's mostly your phone calls, who cares split it 50/50. After all, she's in your house, not paying rent, and doing drugs. I would also suggest you guys not eat together, but instead you buy your own food and mark it and she has to buy and cook her own food. I understand helping a sister, my sister and I give all the time. But your sister is an adult and not behaving like one, and you are not her mother. Stop treating her as if you are. If you continue to give into her and buy her food and amenities and pay her bills, then she'll continue to not grow up.
Have her pay half if you two live alone of everything except for food. Food you can either split in half or purchase individually, which may alow her to cut costs in that area.

Edit: Whoops - I missed the bit about drugs.

She needs to quit that. There are free programs you can find in your area to help her quit.

How to handle a wrecked rent a car?

This is in georgia. My new car has been in the shop for 1 1/2 months and they finally let me use a rent a car for free. I got into a argument with my cousin who got into my rent a car went to fast down the drive way and hit the ditch. They arrested him for auto theft even tho I didnt want them to. My question is how do I go all about this? Do i call up ford and tell them, should i call my insurance? what do i say and dont say? Please help me, thank you for your time. How to handle a wrecked rent a car?
You'll have to notify the dealer that gave you the rental, then call your insurance company. Once your insurance company finds out you weren't the driver, they will deny your claim. Looks like you are on the hook for the costs. Unless the dealership is willing to go after the driver. Maybe the cops arresting your cousin for theft will turn out in your favor. How to handle a wrecked rent a car?
Turn it into your insurance buit since it was stolen, they may not cover it. You may have to sue your cousin to recover.

What does Ford have to do with it ? ? ?
If you bought insurance for a bit(you know the kind they offer you with a rental car) then your good and they will fix and pay forit,if you didn't your cousin will most likely have to pay for it.

  • What should I do when my landlord will not get rid of MOLD?

I have rented out a place, and had a bad leak, that the landlord took forever to repair. And after being brought to her attention about the mold growing, they finally repaired the leak.. I know have little flying nats, (fruit flies?) flying around my house, mainly in the kitchen, where I can not leave any food out, they invade my space. The drawers where the silver wear goes, has collected massive amounts of mold. (I have Pictures!) I have cleaned the area more then once with bleach. The mold has since grown within the walls, the back splash/ boarder is now swelling and detaching itself from the wall. - I can not feed my kids without cleaning the silver wear and plates with bleach. - I have a 10yr old, with sever headaches, 6 yr old with chronic allergies, and a 4 year old waking up with a bloody nose. and a 2 month old nephew (my sister shares the rent with me.) I did not think about the kids being sick, until someone brought to my attention how dangerous this mold can be. I have since then, tried calling the land lord, she forwards me to her voice mail. - Today I called again, left her another message... and she called me back to say she was, ';busy last night, and I am in a meeting at work, she'll call me later.'; it's now almost 9pm, I doubt this will happen tonite either. - This place is no longer livable. Yes, we can move. BUT! - I have no money to get out of our current home to go to another. Any ideas, or help... I would appreciate. Thank You.

This has been end of Jan. Feb. %26amp; March.... now April. - Stop paying rent is on my agenda!?What should I do when my landlord will not get rid of MOLD?
You must notify your Local Health Department - this is a health issue - get an inspector over to your apartment immediately. Landlords must provide a healthy environment - they can't collect rent on swamps. What should I do when my landlord will not get rid of MOLD?
You may have to contact an attorney about your rent. Best for you and your family to leave this rental immediately. Go to a relative or friends home until you can locate a new residence. Mold spores are nothing to mess with.
You do need to get the hell out of there, mold is HORRIBLE for your health. It's illegal for the landlord to be renting it to you with mold. You will have to move or stay at a hotel cause she will need to renovate it. Report her.
Mold is a hazard to your Health. Give your Landlord(lady) one more chance to take care of it and if refusing to do so immediately, call the Health Department.

You might try the local Hebrew Free Loan Association. They are a non- sectarian group who loan people money at zero interest. You obviously would have to show that you could pay it back, and would probably have to get a couple of co-signers. It takes about 10 days to get the money. You have a year to pay it back. So, for example if you borrowed $1000, you would pay back $83.33/month for 12 months. No interest. No finance charges, no hidden fees. It is a community service which has been around in most big cities for over 50 years. You don't have to be Jewish.

I have a terrible accomodation problem. My debts have put me in a position where I can't afford to rent!?

I had to get help with my debts a few years ago and I have made an arrangment with a reputable organisation to pay small amounts each month interest free. However I am committed to paying as much as I can every month as I think that until the debt is clear, or seven years, I am not entitled to any credit. Its not that I want credit as such but even getting a gas account is impossible if you are blacklisted. The situation means that I cannot afford to live on my own, so I have ended up having to be a lodger, which is better than living is a dodgy flat and having your windows smashed in, but I have no security of tenancy and I feel one step up from being homeless. I am too proud to confide in anyone about this so I tell people I am paying off student loans and saving some cash etc. I owe about 拢10,000 and it will take a hell of a long time to pay off. yet I can't stay like this for much longer. How could a simple debt have escelated to this?I have a terrible accomodation problem. My debts have put me in a position where I can't afford to rent!?
    Hi

Get yourself down to the CAB for advice on this.

They are free and confidential and believe me they have heard it all before so dont be embarassed to tell them everything. You'll probably feel alot better by telling someone.

They will be able to go through all your options with you, it might feel like the end of the world but there are plenty of options available to you.

Good luck.I have a terrible accomodation problem. My debts have put me in a position where I can't afford to rent!?
we have all been in a situation likethis at least once. I havetaken in a roommate to help with expenses and sooner or later it all gets better. takes time and we need to establish a budget that works and stick to it. have learned my lesson in that regard.sometimes a debt consolidation it the only option.
Go to the CAB, they'll point you in the right direction. If you're on a low income, don't a shy to ask about benefits/tax credits you may be entitled to.
Stop thinking of this as a massive problem that is hanging over you. Think of it as a problem that you have had and are now taking positive steps to overcome. Think of the month ahead only, and ensure you can afford to pay your rent eat, stay clean and clothed. Put a bit aside for some fun, and then what is left can be used to pay off the debt. Once you have a realistic budget to work to it will be much easier to cope.
Road Runner and Paul D take there advice
Sorry to hear sbout you problem, but thousands are in the same boat as you. What you have done so far is a step towards financial freedom but it will take a long time ,at least 60 months i guess.

Don`t give up just because you feel down, spiraling debt in the UK has left a 60% increase in repossesions and insolvensies up 10 fold on this time last year.Bankruptcy may seem an option but it`s only for the brave as it could lead to trouble in securing a loan in the future.

Many thousands have stepped off of the housing ladder this year,we did some years age but it was a choice we made by selling our house and living on a narrow boat to escape what we percieved as the rat race.

There is one thing you could do, but it`s not really advice more of a last option if all else fails and you feel so down that you see no way out,,sell up everything you don`t need and move abroad for 6 years, find work in the agricultural sector around the Med` and move back to the UK when the debt has been written off. That, some would say is financial suicide but many have done it.

If you just want to work for your freedom then be prepared for a long haul.

And remember your doctor or CAB will always lend a sympathetic ear if things get to much.Talking about a problem can in some ways make things seam a little better.

Would i be good $ wise if i come out to l.a.with $8500, makin $1400/mth parttime and my rent is $350-$650/mth?

I am 20, and plan on going to los angeles california to pursue acting/stand up comedy when im 21. By 21- i should have around $8500 dollars in the bank, after all expenses have been added in to get me started out-laptop/internet/bus ticket/deposit fees/food for the month/etc.... I have found places for as low as $350/mth-rooms for rent, and modest as $650/mth for a studio. Apparently you have to do some serious research. Because most places you look at will cost you avg $800/mth or so. So i had to research for thousands of hours and bargain-shop. Also i wont have a car- i'll ride public transportation. And i'll be making $1400/mth part-time with my work at home job. And im gonna be pursuing acting- working minimum 10-15 hrs/day. Im nothing close to all the wannabe actors who say they wanna be successful, but their actions contradict their speech. Me- im gonna be out talking to agents, talking to casting directors, networking with successful actors, going to acting schools that will smith went to-such as aaron speiser acting school, reading acting books and applying it, upgrading my headshots, continuing to upgrade my acting resume, submitting for auditions online/offline, going to acting auditions, marketing myself as an actor, acting in front of camera daily, and do this daily. I'll work my *** off. I have a very organized plan! which most 21 yr olds dont! I'll have a schedule for how i do things on a daily basis, and i will do it! So thank you for the help before-hand. God bless! (my site by the way:) myspace.com/alfredkelleyWould i be good $ wise if i come out to l.a.with $8500, makin $1400/mth parttime and my rent is $350-$650/mth?
While you might have been able to find rentals at those prices, chances are very high that they are not where you'd want to live. And a lot of low priced rentals are actually scams, especially if you find them someplace like craigslist. You should really set a budget at a reasonable amount of rent, honestly, ok 1 bedrooms in an ok area (nothing that nice) are $1200, singles are $900. You can probably find a 1 bedroom for $900 and a single for $700 in a not so great, but liveable, neighborhood. I would really check out specific addresses with someone local before considering renting those units, you don't want to come out here unprepared. Typically, rooms for rents in homes cost about the same as singles in the area, and there are usually a lot of rules and drama. Do the math and figure out all the scenarios. Consider looking for another part time job here, even if it's sweeping the floors at a comedy club, look for a job that can help you in your goals. (Jobs are hard to come by in LA right now, just so you know.)

You can't really be an actor without a car, you might have auditions in Culver City, Pasadena and LA in one day, almost impossible to do by bus. Our public transportation is bad! You could give it a try, but it's really a recipe for disaster. You'll need to use your super planning skills to make it work even for a short time.

How much training do you have? Kids out here have been in acting, singing, etc lessons since they were 5 yrs old. The teens in my son's class are extremely talented and work professionally (my son doesn't work, mean mom won't let him even though we're very well connected and he has been offered jobs, and he very likely won't act as a career). They've been homeschooled all their lives so they can audition, and they know people. The competition is very tough, and as ambitious as you are, some even more so. Only 5 percent of SAG members make more than $75,000 a year from acting (which isn't very much by LA standards), 2/3 of members make less than $1000 a year from acting.

Get as much time in front of the camera as you can, student films (college, film schools, even high schools) is a good way, everyone in LA is a film student. (My son has been making films since 5th grade, it's just what kids out here do.) Directors don't have time to teach on set, you need to know what you're doing. You can also see about getting some headshots done by photography students. They need photos for their portfolios, you need headshots. But get some professionally done headshots by a good photographer when you can afford it.

Be careful about signing with an agency. There are legit but scammy agents here. They will sign you and send you on auditions, but they're all cattle calls, auditions you could have found yourself. Then they take a percentage even though they haven't really done any work for you. Do your research.

You're a good looking kid, and an Aries, so you're probably not going to ';listen'; to what I'm telling you. = ) But please do. I can see you have confidence, but the best advice I can give you as someone who really knows, listen to people who may be in the know. Always listen. And if they tell you something much different from what you think, give it consideration, check it out. But that's how you learn. Sometimes you might not realize who you are listening to, and how it can change your life.

    Good luck to you!

  • Is paying rent your priority?

My hubby just informed me that he has been saving to get me a car and the guy selling it is letting it go cheap and he needs to get rid of it soon. Therefore my hubby thinks we should let our rent slide to put the money towards this car. Rent will be overdue by 2 months if this happens! I've tried to talk him out of it but I'm not having much luck. Any ideas how to handle this with him and how do I explain this to our landlord? Please help!Is paying rent your priority?
Your question is more for a marriage counselor than in the area of personal finance and real estate.

Your landlord is in the position to evict you and your family right now and dependent on the area you live, you would be out on the street in as little as 10 days.

Is there really anything else to consider?

As in many things in life, priorities are personal, it appears that your hubby's priorities are purely selvish and have no consideration for you and or your landlord's.

In light of the so called good deal with the car, it has been my experience that so called once in a lifetime opportunities, happen about once a month, so a great deal will show up in due time and when more appropriate.

My advise, ';Marriage Counseling'; and I mean that in all seriousness and respect for your situation

Good LuckIs paying rent your priority?
Very few landlords let people get two months past due without starting eviction proceedings. There is no ';explaining'; it to your landlord. They are entitled to their rent period, and are under no obligation to wait more than a few days for it.

Is this car worth being homeless over?

Your husband has some issues that need to be addressed. He is making really poor decisions that show he has no common sense or critical thinking skills. The fact that you are considering it as a serious possibility does not look too good either. Do you really want to live like that?
Yes, rent is priority, unless you want the roof over your head to be a car! Unless your landlord is your mother than you should pay up, it's not fair to them. I'm a landlord and I would feel very disrespected if that were to happen to me! PAY YOUR RENT!
hope your new car is roomy, sounds like you'll be relocating very soon.
I am a landlord and I assure you, you will have no roof over your head if you don't pay your rent, so you better hurry up and buy that car so you will have some place to live. Have a good day.
If you live in the upper midwest like minnesota like I do house payments or rent are priority with winter coming. It gets damn cold outside when you don't have a place to live.
Paying your rent on time is very important not only to your well-being but to your landlord's. They more than likely depend on that money to pay the mortgage on the property, and the such. Pay your rent IN FULL and negotiate with the seller of the car to make monthly payments. Or....borrow the money for the car thru a personal loan at your bank or other lending institute, they will probably use the car for collateral. If you have above average credit or decent credit this should not be a problem.
If your husband is going to allow your rent to slide, against your wishes, then let HIM do the talking to the landlord. Why should you have to deal with the horrid aftermath? I'm sure he means well, getting you wheels, but how much harder will that make it for you two to catch up on the rent? It's more important to have a roof over your head, while SAVING for a car. There will be other cars for sale, this isn't the last car on earth. Is it absolutely mandatory that you have a car right now? From what you've written, that doesn't seem to be the case. Explain this to your husband, let him know that you cannot allow this to happen as your already one month behind on rent. Maybe he'll understand your logic.

What are standard roommate rules...cleaning, not paying rent, borrowing without permission? Please help!!!?

My neice lives with me and goes to school, she has a part time job. Her rent is $200 a month. This strated in June but so far she's only paid $300, its August. She is a slob, I have to tell her to go down the hall and wash her clothes because the room stinks! She shares a room with my 14 year old daughter. She gets home from work , during the weekdays, around 10:45 but wants to stay up to watch tv or to get on the internet. My daughter has to go to school so this is a problem. She has no consideration for anyone but herself. Her mother, my sister, did a horrible job of half raising while the state did the rest but I wanted to try to help her be a responsible and productive person. I don't know how to get her to understand that i'm at the end of my rope and i'm tryin not to hang her with it!What are standard roommate rules...cleaning, not paying rent, borrowing without permission? Please help!!!?
It sounds like she has had a tough life but sometimes tough love is called for. If you have bought these things to her attention before and she refuses to act on them, then you need to put your foot down. My guess is that she doesnt believe that you mean what you say. You need to prove it to her. What are standard roommate rules...cleaning, not paying rent, borrowing without permission? Please help!!!?
You could threaten to kick her out of the house (of course, with no intention on doing so... unless you wanted to) and maybe she will change her act and ask for a second change and then you can throw in everything she doesn't do in that.
well, just try to talk it out. Tell her franklly that her that she should be more responsible through her actions and that she shouldn't act that way because its rude...also tell her that she should be considerate beacuse your daughter is taking her studies seriously and that you should try to not disturb her not make a total mess of the room their staying in and she should also be ashamed of doing that
How old is this girl? Certainly old enough to understand that you are sticking out your neck to help her. Tell her the rules and give her a chance to catch up on the rent. If she doesn't, then she's gotta go.

Sorry, too lazy to do the last two :)Please help with some simple algebra homework?
Sub the number given in for x.

    1. 380

    2. 23/6

    3. 33

    two step arithmetic problem.

Subtract 450 from 2795 and divide that difference by 15.95. You should get 147 people.

    Solve the following:

    1. 18

    2. -4

Evaluate: Sub in the numbers given, if you don't do that, your just lazy.

    1. 24

    2. 2
yes! i can help you :D

just simply substitute in the value for ';x'; into it's place then do PEMDAS (parentheses, exponents, multiply, divide, add, subtract) aka ORDER OF OPERATION.

    1.) 76

    2.) 3.83 (repeating decimal)

    3.) 33

    -----------------------

two step arithmetic: 174 people can attend.

    i did 2797-$450 = 2345.

    then did 2345/15.95 = about 174.

    -----------------------

    2/3x = 12

3/2*2/3x = 12*3/2 (you want to get ';x'; alone so do the opposite of what is affecting ';x';)

    x = 18.

    -----------------------

    1.) 2(-3)^2-5(-3)(2)+(2)^2-(4)(-3+2) = 82

    2.) (-4)(2)+(-4+2(2))^2-(3)(-4)-5(2)+8 = -116
