Renting advice can i rent a house and rent one of the rooms out to a friend to help with the cost ?

I am about to move into a four bedroom house which is 1000 a month our budget is 750 and we really need three bed room house but this house is being offord with no rent in advance and no deposit my friend said if he could rent the other room that would help with the rent

If you haven't moved in yet, then I'm sure the landlord would have no problem with simply adding the additional person's name to the lease. You obviously need the landlord's permission before he moves in though.





If your friend is entitled to Housing Benefit then he'd still be able to claim it whilst renting a room from you. To be entitled, he'd most likely have to be claiming JSA already. don’t worry about the lease, you will have your name on the contract so you can act as your friends landlor(not quite how it should be , but a whole lot easier) your friend can then apply for housing benefit with you acticing has his landord, only problem being housing benefit will only pay a certain amount of rent for a certain type of property, so as your friend will only be renting a room, I don’t know if they will cover the full 250, but if he is entitled to benefit he will receive something to help towards the cost. Better to act quickly too as can take a while to come through.
you have to read your lease agreement if it states that you can sublease the house or not. If sub-leasing is not restricted, then you have to draw up a sub-lease agreement with you and your friend with the consent of the lessor. Or you can ask the lessor to include the name of your friend in your lease agreement so all of you can get housing benefit.
Speak to your landlord (remember they would be the landlord and not you), if you couldn't afford the rent on a 4 bedroom house, then why did you go for it? I know no rent and deposit, but it seems very stupid.
You would have to put his name on the rental agreement in order to claim HB. This is a good idea anyway, in case the landlord disapproves.
yes, that should be possible...I'dd be suspicious of a rental agreement that doesn't ask for rent in advance or a deposit, this sounds like a scam.
I cant see why that would be a problem if your ok with sharing your home with someone don’t know if he'd get benefit though that would depend on his circumstances I think
that would all depend on the rental agreement and it would be a good idea to get your landlords approval first
