Advice needed please on how much rent can i charge?

i have my own house in devon near usuall ammenities, shops, beach etc and i'm wanting to house share to help with my 750quid morgage, i have a huge furnished bedroom to rent out. my house is nice with new bathroom, garden, big kitchen n lounge...but dunno what rent to charge? i looked in the local paper to get ideas but wasnt any and estate agents nag me. wot du think? advice greatfully appreciated. thanks in advance.Advice needed please on how much rent can i charge?

A room for rent will be approximately half the value of a flat or house for rent. For example, in Birmingham city centre, one can rent a flat for about 拢800pcm - but a house share or room rent would be about 拢400pcm; house shares are meant to be cheaper.





You can look at websites such as http://www.rightmove.co.uk , http://www.findaproperty.com , http://www.primelocation.com to get an idea of what the average houseshare rent is. Basically, you should charge about half of your mortgage costs. So you could charge about 拢300-拢350 per month. Charging more than half your mortgage costs would be a bit out of order!





You will also need to think about other costs, such as council tax, food, bills, etc. Will you want to split these in half? Will the tenant be able to use your landline? If so, will you only expect them to pay for the calls they make?





You also need to think about what the tenant does. For example, if you get a tenant who works from home, they will be using more electricity than you if you go out to work full time. You may find that your bills skyrocket. My friends had this problem when they split the bills equally between 4 of them - but one of them didn't go to lectures and stayed at home all day using all the electricity.





You'll also need to get references and most landlords tend to rent on a probationary period - i.e. 2 months, then after that point you will offer rent on a 6 month contract.





It sounds like you want to advertise privately, but this could be risky unless you have all the legalities in order. You will need some sort of contract drawn up by a solicitor. If you have a problem with your tenant, you'll have no legal right to evict them.





Also bear in mind that if you take a single person, will you be happy for them to bring people back to your house? There's a lot of things that people don't consider when they take on a lodger! My boyfriend's sister had one who was great - paid the rent, was sociable and fair about bills. But she hadn't counted on the fact that she would be walking round the house in her pyjamas in front of a stranger, watching tv with a stranger and eating her meals with a stranger!

It depends if you are ';renting the room'; or want a roommate that will equally share the whole house. I would charge $300-$350.
well its depends on the freedom of the rest of the house they have. assuming then can use all the house except for your bedroom, I would charge about 拢300-拢350, that way it justifies the use of the big bedroom and freedom of the rest of the house.





however, bear in mind that you can receive up to 拢4250 legally without having to declare the income for tax purposes to the Inland Revenue. This is under their rent a room scheme, so you could charge up to 拢350 a month with no worries about evading tax lol.
Charge 375-400 a month..and half the utilities... The problem is that he or she has rights... They have the right NOT to pay the rent... They have the right to have friends into your home... They have the right to have stay over friends. . They have the right to abuse your home... Smokers and stink up your home.... Eat your food in the fridg--munchies too.... --My girl has a home to rent and she is gona give it a try for Octoberfest in Daytona Beach Florida... Out of town bikers come here for 1-2 weeks... Motorcycle Rally.... 150,000 come here....


If you want to give up your privacy and take legal action to evict the renter for not paying... Then small claims court to get your money...


Check references --- credit check--- crime check--- migth be ok to rent to...
If you are going to share the house with a lodger, you can still only charge for the room, you should include bills in the rent for the water and heating they will be using. Look and see how much a room is and when you advertise state that bills are included in the rent. You could then fairly add another 拢50ish. Look for a professional though so they will be out all day and make sure you have locks put on your own room, you don't want someone snooping around in your underwear draw!

If you're going to share most of your home you would charge half the weekly payment that you are paying off your mortgage. Roughly 94 quid per week plus a 50% cost of gas and electric utilities.
You can have a lodger in your home and can earn up to 拢4k+ per annum without having to pay tax on it.(not sure the exact amount).Have them as a lodger then you do'nt have to go through the rental type problems of giving notice etc.Make sure you thoroughly reference them before allowing them to live in your home.Lock up your valuables etc so you do'nt have to worry about them going ';walkies';.As a lodger,they do'nt get to use your lounge etc,just the kitchen and bathroom.Make rules before they start with regards to cleaning the shared areas and also visitors.No overnight visitors for instance and only in their room,not yours or the shared areas.(you do'nt want to find a stranger using the bath for instance).You can always relax the rules after you get to know the person iff you want to,but you ca'nt make rules after you have let them do as they please in your home.Good luck,hope you find someone nice.
depends what area in Devon. Best thing to do is go to the local letting agent and get their advice.

拢80 for a single occupancy and 拢110 if a couple take it plus half the bills.
it all depends if its with bills included and what sort of area your in if its a posh area then about 拢100 all bills paid like electric and gas included.hope this helps
In Scotland for a room with shared kitchen etc its about 拢90 per week although it can be cheaper than that but not the type of place you would want to live in. remember if you charge rent it is classed as taxable income.
call your local housing authority and ask what the average rent is in that area that will give you a base idea good luck
I'd say you should be able to get at least 2/3 your mortgage. Bills are included in the rent, right? No need for your renter to know how much your mortgage is though.
charge as much as it can cover your morgage...ok with 1 bed room.....鈧?500....two bed rooms.....鈧?00....





depend where you live really..
I would charge half of your total rent plus either have them agree to pay half of the utilities or spit the utilitied and you pay for like the phone and water and they the electric and such.


That is if they will have equal access and use of the full house other than the bedroom you have.
